VDV's Role in Lexur's Mass Appraisal Approach

Virtual Data Verification (VDV), adopted by Lexur Appraisals in 2011, was the logical progression from Desk-Top Remote Verification, which while a leap forward from previous appraisal methods still presented significant challenges in some areas for appraisers and clients.

Benefits to Clients

Lexur's VDV application is a SaaS Cloud Solution which means that unlike previous applications that required clients to install software on individual pc's in order to access data, clients are able to access the data they need simply by using an internet browser and linking into the program stored in the Cloud. This is generally termed a "thin client" application and is far more accessible than "thick client" applications.

The base architecture of Lexur's VDV application utilizes SQL 2008-R2 as the database interface, which has a strong and proven track record and doesn't require patching or constant management from our team or any of our clients to perform as intended. This saves significant deployment hours and individual downtime for our team and clients as well as provides more consistent operation for all users.

Because the application and data are stored off site, if clients experience a computer failure of any kind, information is not lost but stored safely in the cloud and easily retrievable once the technological crisis has passed.

Benefits to Appraisers

While field appraisal methods were at times dependent on weather conditions, VDV allows appraisers to work throughout the year, no matter the weather. Considering the extreme weather the east coast and Midwest has seen this winter, it's easy to understand how mass appraisals would have been slowed down or even halted entirely at times.

VDV is available at all times and is not beholden to office hours, holidays or any other workday related restrictions.

Backups and information trails built into the system greatly benefit both the appraisers and the clients. Mirrored Image Backups (MIB) insures safe and reliable information retrieval under any circumstances, even catastrophic data loss. Transaction details such as who is entering information and when information is entered are built into the architecture of the system and provide safeguards for times when mistakes are discovered or more information is necessary.

Perhaps the biggest benefit is to both appraisers and clients, which are tremendous cost and time savings. Without the need to physically survey each property, both company and client save on transportation costs and are provided with data in an extremely timely fashion.
